Space Planning & Layout Design in Greater Montréal
Space planning turns square footage into a floor plan that actually works — the right adjacencies, circulation, and zoning for how your team, customers, or family really move through a space. It's the earliest and cheapest place to get a project right: fixing a layout on paper costs revisions; fixing it after construction costs a rebuild.
Function and code first, finishes later
Planning decides where walls, workstations, aisles, and rooms go, and how people flow between them — with occupancy, accessibility, and egress solved before any finish is chosen. Deliverables are measured floor plans and two or three test-fit options you can weigh on flow, capacity, and cost. Moving walls that affect exits or fire separations can also bring Quebec's Architects Act into play; our guide to architects and designers in Quebec explains when.
Where it fits
Office fit-outs, retail floors, clinics, restaurants, and residential renovations where every square foot has to earn its place. Layout changes that touch partitions or exits usually need a building permit; our guide to commercial permits in Montréal explains the process.
Where we do this work
We plan commercial spaces across Greater Montréal. Where a layout change needs a permit, the rules differ by borough and municipality; each area page covers them.
The in-house difference
Layouts that build, not just look right
Because the people planning the layout are the same people who'll build it, the plan respects real construction from the first block plan — structure that can't move, where the services run, what the code will demand. You're not paying to fall in love with a layout that a contractor later tells you can't be built as drawn.
Frequently asked
Space Planning — your questions, answered.
What is space planning and what's included?
Space planning is the layout stage: we translate how your business operates into an efficient floor plan. It typically covers circulation and flow, square-footage allocation, placement of workstations, retail zones, storage, washrooms and reception, plus code requirements like egress and barrier-free access. Deliverables are measured floor plans and layout options, refined through revisions before finishes or construction begin.
How long does space planning take?
For a defined space, initial layout options are often ready within one to two weeks of a site measure and requirements meeting, with revisions following. Full projects run longer: a light renovation with layout changes commonly takes three to six months through design, permits and construction, while a raw-shell build-out can run nine to twelve months. Space planning itself is an early, fast phase.
What's the difference between space planning and interior design?
Space planning decides how the space is organized — where walls, workstations, aisles and rooms go, and how people move through them. Interior design layers on the look and feel: finishes, materials, lighting, colour and fixtures. Planning solves function and code compliance first; design makes it look right. We do both, and getting the layout right early prevents costly changes once construction is underway.
What information do you need to start a space plan?
The basics are a floor plan of the space (or the landlord's base plan), how many people will use it, how your team works, the equipment and storage you need, and the growth you expect. Lease terms that limit changes to the space are also useful to have from the start.
Can a space plan help us choose a location before signing a lease?
Yes. A test fit, a preliminary layout drawn on the space's base plan, shows whether your program fits before you commit, and can flag issues such as a change of use or limited exits early. It's a planning tool, not a permit drawing.
Does the space plan account for exits, occupancy and accessibility?
Yes. Exit routes, occupant load and barrier-free access shape the layout from the start, because they determine where walls, doors and corridors can go. Final compliance is confirmed in the permit drawings.
