Turnkey Project Delivery in Greater Montréal
Turnkey means you hand us the goal and we hand you the keys. Design, drawings, permits, procurement, construction, finishes, FF&E, inspections — all under one team, so you receive a complete, move-in-ready space and never manage the middle. It's the most hands-off way we work.
What “turnkey” includes that “build” doesn't
A build gives you a finished shell. Turnkey carries past it: finishes selected and installed, FF&E procured and placed, the space commissioned and inspected, and as-built documentation handed over. You walk in and operate. If you're comparing that with hiring a designer and a builder separately, our design-build vs. traditional guide lays out how the routes differ.
Who it's for
Owners and tenants who want a finished, operating space handed over — not a coordination project to run themselves.
What's included
Permit support is part of the scope; our guide to commercial permits in Montréal explains how permits and the occupancy certificate work.
- Design and construction drawings
- Permits and approvals
- Full construction and finishes
- Millwork and FF&E
- Single point of accountability throughout
- A complete, move-in-ready handover
Where we do this work
We deliver turnkey projects across Greater Montréal, from the island to the South Shore and Vaudreuil-Soulanges. Each area page covers how projects run locally.
The in-house difference
Turnkey means turnkey
A turnkey promise is only as strong as the seams inside it — and a turnkey stitched across a separate designer, contractor, and FF&E vendor has seams where things get dropped. Because our design is in-house from the first sketch — with an architect directing wherever a project is subject to the Architects Act — there's no scope gap between who imagined the space and who delivers it fully finished.
Frequently asked
Turnkey Delivery — your questions, answered.
What does turnkey mean in construction?
Turnkey means we deliver a complete, ready-to-use space under a single contract, so you simply turn the key and move in. One team handles design, permits, procurement, construction, finishes, inspections, and final handover. For a Greater Montréal commercial, retail, or residential client it removes the burden of coordinating separate designers, suppliers, and trades yourself.
What's included in a turnkey project?
A turnkey scope typically covers pre-construction planning, design and engineering coordination, permit support, demolition, construction, finish selections, utilities, inspections, and final handover. You receive a move-in-ready space that meets code, plus as-built documentation for future maintenance. In practice that means one contract and one accountable team carrying the project from concept through the day you take occupancy.
How is turnkey different from design-build or hiring a separate designer and contractor?
In the traditional route you hire a designer, then separately hire a contractor, holding two contracts and the coordination risk. Design-build unifies design and construction under one contract and single point of responsibility. Turnkey goes further: the contractor engineers, procures, constructs, and commissions the space so it's ready to operate on handover — the most hands-off delivery of the three.
Who is my point of contact during a turnkey project?
One project lead, from the first design meeting through handover. Design, permits, procurement and construction all report to that person, so questions don't bounce between a designer, a contractor and suppliers.
What happens at handover on a turnkey project?
Before handover, the space is walked through and a deficiency list is drawn up and corrected. You then receive the keys along with the project documentation, such as as-built information and the equipment and finish details needed for maintenance. The exact handover package is set out in the contract.
Can furniture and equipment be part of the turnkey scope?
Yes. Furniture, fixtures and equipment (FF&E) can be included, so the space is furnished and ready to use at handover rather than empty. Whether FF&E is in scope, and which items, is decided at the consultation.
